We offer you temporary accommodation: create a real “home” with maximum comfort, well-being and privacy and this at an optimal price-performance ratio.
- We do not have hotlines or call centres. A personal contact person is available.
- We provide you with a clear online booking portal. This way, you always have an eye on which apartments are available for the periods you want.
- All apartments offered by us are attractively furnished and are technically and visually located on a modern standard in new or completely renovated properties with a pleasant tenant structure.
- We pay attention to good locations within a maximum distance of 20 km from the workplace with a walking distance to public transport and shopping facilities.
- The technical equipment in the bathroom and kitchen includes washing machine, dishwasher, ceramic hob, fridge/freezer combination and corresponding small appliances.
- All apartments are equipped with high-speed Internet access (Wi-Fi) and smart TV. The use of all technology is immediately possible without a separate registration by the tenant.
- The agreed rental price is an all-in price. This includes all utility charges such as heating, electricity and water, but also other incidental costs such as property tax, insurance, maintenance, waste disposal, building cleaning as well as the costs for internet and TV connection incl. GEZ fee.

- In the event of a change of tenant, we take care of a personal handover and organize the final cleaning as well as any renovation work.

Efficient rental without effort and risk
Well-known companies in the Mannheim and Walldorf region are increasingly taking advantage of the opportunity to provide their employees with individual and flexible accommodation as a real alternative to a hotel stay in the context of temporary projects, short-term job changes or a variety of other reasons. For this reason, stay4business has developed a management model for real estate that ensures stable income for the landlord with little effort and risk.
We rent apartments, whose marketing as well as complete handling of bookings and accounting we take over. This renting is done at market rates when booking requests are received from the companies we manage. You always retain the option of using the apartment yourself. If you wish, we can take over the complete supervision and various services within the framework of the individual bookings. For this purpose, we offer you three different service packages – Basic Package, Comfort Package and All-In Package – which differ in terms of the responsibilities (cleaning, repairs, apartment handovers) of stay4business or you as the owner.
We also rent complete houses or groups of at least 4 units, which are then managed directly by us. The rental by us is long-term and at market conditions. This eliminates the risk of vacancies for you as the owner. In addition, we take care of the furnishing and ongoing inspections of the apartments as well as the cosmetic repairs during the entire rental period.

- Rental of single apartments or of complete residential buildings with at least 4 connected technically and visually modern residential units in new buildings or renovated properties.
- Location: the apartments should be located in the Rhine-Neckar metropolitan region and have walking distance to public transport and shopping facilities.
- The focus is on renting 2-room apartments of 40 m² or more; in addition, studio apartments of 25 m² or more and 3- to 4-room apartments of 70 m² or more are desired to a lesser extent.
